What to Expect From a House Painting Quote (Free Onsite Estimate Explained)
by John Berben
0 commentsGetting a house painting quote shouldn’t feel like guesswork. If you’ve ever called around for quotes and had three painters give you three wildly different numbers, you already know how frustrating that is. It gets worse when the ‘final’ price on the day is nothing like what you were told. At Decor8, every house painting quote starts with a free onsite visit, so what John tells you upfront is what you pay once the brushes come out. Here’s exactly what happens when John visits your home in the Blue Mountains, Western Sydney, or the Hills District to put together your quote, and why that onsite step matters more than most homeowners realise.
Quick answer: The quote itself is completely free, with no obligation to book. What you pay is the cost of the paint job, and that depends on surface area, access, prep condition, and paint tier, all of which are covered below.
Why House Painting Quotes Vary So Much From Painter to Painter
Ask five different painters for a quote on the same house and you’ll often get five different numbers. That’s not usually because someone’s trying to overcharge you. It’s because a few variables are easy to get wrong over the phone, surface condition, access, coat count, and paint quality can shift the final price by thousands of dollars.
A painter working from a five-minute phone description is essentially guessing. A painter who’s stood in your hallway, run a hand along the render, and checked how the previous coat is holding up is pricing what’s actually in front of them. That’s the core difference between a phone quote and a proper onsite quote. One is an estimate of what the job might look like. The other is a number based on what the job actually is.
What's Covered in a Free Onsite House Painting Quote
When John comes out for a free onsite quote, he’s not just glancing at walls and jotting down a figure. A proper visit covers two main things: a full walkthrough and measurement, and a prep assessment.
The Walkthrough & Measurements
John walks every room or elevation you want painted, measuring wall, ceiling, and trim area as he goes. This includes checking ceiling height, window and door counts, and any tricky access points, stairwells, high gables, or tight side passages, that affect how long the job will take. For exterior work, this also means checking eaves, fascias, and whether scaffolding or an extension ladder is needed to reach safely, particularly on the steeper blocks common around the Blue Mountains.
The Prep Assessment
Most phone quotes skip this step entirely. This step is usually where the biggest price differences come from. JJohn checks for flaking or peeling paint, cracked render, and water staining. He also looks for mould around bathrooms and eaves, and any surfaces that need sanding, filling, or priming before a topcoat goes on. Older weatherboard homes throughout the Blue Mountains for example often need prep than a newer brick‑veneer home, in Western Sydney and that difference only shows up once someone actually looks closely at the surface.
How We Work Out the Price
Once John finishes the walkthrough, he builds your quote from a handful of concrete factors
Surface Area & Access
The total square metreage being painted is the starting point, but access changes the labour time significantly. A single-storey home in Penrith with clear access around the perimeter is quicker to paint than a two-storey home on a sloped Blue Mountains block in Leura or Katoomba, where ladders, scaffolding, or extra safety setup add hours, and time is the biggest input into any labour-based quote.
Prep Level & Paint Tier
The condition of your existing surfaces and the paint tier you choose both move the number. A home that just needs a light sand and one coat will cost less than one needing full scraping, filling, and priming before paint goes near it. Paint tier matters too, premium exterior-grade paints from brands like Dulux, Taubmans, or Haymes hold up far better against Blue Mountains weather than budget tins, and a low-sheen interior finish behaves differently to a semi-gloss on high-traffic trim. John will talk you through which tier and finish makes sense for your home rather than upselling for the sake of it.
Red Flag: Quotes Given Without a Site Visit
If a painter quotes your whole house without ever seeing it, sight unseen, based on a phone call or a couple of photos you texted through, treat that number as a placeholder, not a price. It almost always changes once the painter arrives on the day, and the change is rarely in your favour. A genuine house painting quote from a licensed, insured painter should always follow a physical walkthrough. If it doesn’t, you’re being quoted a guess, not a job.
What to Have Ready Before John Arrives
A few minutes of preparation makes the onsite quote faster and more accurate:
- A rough idea of scope, which rooms, or which parts of the exterior, you want painted
- Any known problem areas, damp patches, cracked render, peeling trim, pointed out upfront
- Colour preferences, even loose ones, so John can factor in coat counts for dramatic colour changes
- Access arranged, side gates unlocked, pets secured, and any areas that need special access noted
- Your timeframe, especially if you’re working towards an event, sale, or seasonal deadline
